October Market Insights: Long Sutton, Holbeach & Sutton Bridge

A Quieter Market Across the Board
Over recent weeks, we’ve seen a noticeable drop in activity across all our listings. Buyer demand has cooled slightly, and properties are generally taking longer to sell, not necessarily because of any issue with the homes themselves, but simply due to more cautious buyers and ongoing uncertainty around finances and interest rates.
That said, homes are still selling, especially when priced correctly and marketed well.
Long Sutton
- Average price: £260,000
- Time to sell: Around 150 days
- Market dip: Sales are down ~22% from last year
- Negotiation room: Many homes are selling for 3% below asking price

What This Means for You
If You’re Selling…
- This is a price-sensitive market. Buyers are still active, but they are comparing all properties closely.
- A small price drop (even £10,000 or 2%) can:
- Pull your home into more buyer alerts (based on Rightmove search criteria)
- Trigger a ‘Recently Reduced’ label on Rightmove — boosting your listing to the top of search results

- Homes with standout photography and strong listings are still getting good engagement.
If You’re Buying…
- There’s a bit more negotiating power in the market right now, particularly for properties that have been listed for a while.
- With less competition, you may be able to take your time but well-presented homes priced correctly are still moving.
- Keep your mortgage in principle updated and be ready to act if something perfect comes along!
Looking Ahead
The autumn market often brings a slight seasonal dip, but it’s also a time when serious sellers and motivated buyers are keen to get things moving before the end of the year.
